A photographed walkthrough that settles tenant damage versus wear and tear, and produces the scope the turn is built from.
Request a walkthrough →Most turn overruns are not caused by the work. They are caused by scope discovered on day six that nobody priced on day one. A proper move-out assessment moves that discovery to the front, where it is still cheap.
Bedrock walks the unit before anything is scheduled and produces two things: a photographed record of condition, and a written scope with a price and a completion date attached.
This is the line every deposit dispute turns on, and it is very hard to argue after the fact from memory. The assessment documents it while the evidence is still in the unit.
What gets photographed and noted:
A scope you can price against, a set of time stamped photographs, and a clear split between what is chargeable to the departing tenant and what is the owner’s cost of doing business. That is the document you want in hand before a deposit conversation, not after it.
If the scope is approved, the same crew executes it as an SFR turn, so nothing is lost in a handoff between the company that inspected and the company that repairs. If you would rather take the scope elsewhere, that is fine too. The assessment stands on its own.
